Past one property, hosting becomes a logistics business. And the bottleneck is almost always linens.

The math at 3 properties

3 properties × 2 turnovers/week × 90 min of laundry per turn = 9 hours a week. That's a part-time job, and it scales linearly: 5 properties = 15 hours.

The outsource workflow

Keep two full sets per property. After a guest checks out, the cleaner bags used linens and swaps in the fresh set. The bag gets dropped at our counter and comes back washed, folded, and ready for the next swap. You never touch laundry.

Most of our Airbnb hosts run on a flat monthly retainer with set drop-off days. Predictable cost, predictable turnaround, and the ability to say yes to last-minute bookings without panic-washing sheets at midnight.
